All my staging follows a three-step process:

First, use what you already have if possible – this is a priorty.  De-cluttering and arranging are always the best places to start.

Second, recommend purchasing items to enhance your home if needed.

Third, recommend cosmetic changes – this depends on your budget and time, and only those changes that will produce a high “return on investment” will be suggested.

Services…

Initial Consultation – ALWAYS FREE

During your HDHS initial consultation, we will discuss the goals you have for selling your home. I will discuss the staging process and its benefits with you. We will tour your home together, looking with “buyer’s eyes” and pin-pointing your home’s strengths and weaknesses, both inside and out.  Included in our time together will be a quick transformation of one area of your home so you can visualize the difference staging can make.  Afterwards, we will review your staging options and budget. 

Simply Staging – $40/hour

We will start de-cluttering your home, and then arrange your own furnishings and accessories to keep staging as affordable as possible.  I may bring in some of my own staging accessories to complete “the look” and take “after” photos as your example of what to shop for if you wish.  No staging reports or photo shows  are included with this option, but may be added separately if you wish. 

Walk & Talk – $50

After the initial consultation, we will spend an hour touring your home, inside and out, while I give you suggestions on what you can do to present your home better to potential buyers.  This is an option that is not as nearly extensive as the DIY Report, but is meant for those on a tight budget or for those homeowners who feel they are almost there with their home presentation.  

DIY Home Report – Starting at $120 and up, based on square footage of house

The Do-It-Yourself (DIY) Report is for those of you who want to do the staging yourselves, but need guidance.  It is an extensive room-by-room report detailing what should be done to transform your home, inside and out, to appeal to the broadest range of buyers.   After the initial consultation, another two hours will be spent going through rooms and taking photos.  The DIY Report will then be mailed to you.

Full Service Staging – $400

After the initial consultation, I will spend an hour or two creating a detailed Staging Action Plan and taking “before” photos. We will discuss “homework” that you can do prior to the staging day to make it easier for us to get as much done as possible on staging day.  We will plan a five hour block of time when together we will transform as many of the rooms in your home as we can. I’ll take “after” photos of the completed rooms for your marketing purposes. During the staging, I will try to use as many of your own furnishings and accessories as possible.

Staging Refinement/Open House Prep. – $100

For those who used the Walk & Talk or the DIY Report options – I’ll spend up to two hours of staging time to refine your rooms and take “after” photos for your marketing purposes.  We’ll discuss strategies to get your home in perfect showing condition for an Open House, including quick clean-up ideas to get your home ready to show in 20 minutes.

Vacant Open House Staging for Realtors – $75

Instead of showing a bare, cold, unwelcoming house to potential buyers, consider showing a house with a welcoming entry, cozy reading corner, plants to give a hint of life, and staged kitchen and baths.  I will set up before your open house and come back and pack away at the end.  Included will be photos of staged rooms. 

Shopping Service – $40 first hour

You may wish to take advantage of my shopping service. Given a budget, I’ll shop for you prior to or after the staging day.
